UrgentCoastal flood warning through Thursday: tides are running higher than predicted

The National Weather Service (NWS) issued a coastal flood warning until Thursday the 29th at 1 PM. Tides are coming in 1.5 to 1.7 ft higher than the tables say, so the late-morning high tide (Tuesday 9:51, Wednesday 10:29, Thursday 11:13) may reach around 8 feet. If you live on the seafront, stay off patios, the walkway and the seawalls around those times, and never turn your back on the ocean.

Check whether your share of the community predial is paid for the current year. The HOA collects each casa's portion and pays the municipio in one combined payment.

Enter the registered owner's last name. This protects resident privacy by confirming you're checking the correct casa.

How to pay your portion

Your share is paid to the HOA, not to the municipio directly. Choose any of these methods:

  1. Online card payment via the "Pay this amount now" button above (powered by CLIP).
  2. SPEI bank transfer to the HOA account (Asociacion de Colonos Baja del Mar A.C., BBVA Bancomer, CLABE 012028001881487918). Use "Predial Casa NN" as the reference.
  3. Cash or card in person at the HOA office with Nancy (Federico #158, Mon-Fri 9am-4pm).

Once received, Nancy marks your portion paid here and combines it with the rest of the community to pay the municipio. Pay before February 28 to avoid the HOA being assessed late fees.
