Electrical Infrastructure Repair

Our electrical infrastructure has reached the end of its service life. The full scope is now confirmed: 12 main breakers across 6 módulos must be replaced, plus the exterior casitas that protect them. Total community cost: $257,000 MXN (~$15,000 USD). Spread across our 138 properties, the suggested contribution is $1,862 MXN (~$110 USD) per property. If your budget allows it, an additional $40–$50 USD top-up helps us cover the abandoned lots. This is a fundraiser, not an assessment — any amount helps. Work is already underway: our maintenance staff have nearly finished rebuilding the exterior casitas, and an emergency breaker repair was completed in March. Your contribution does two things: it buys the remaining breakers, about $14,400 MXN each, and it reimburses the association for the casitas already built out of monthly dues. As soon as the fund covers the next breaker, we replace it, starting with the one in worst condition. Progress photos are posted on this page as the work advances. Update, October 2026: unforeseen additional work needed to complete the repairs added $20,000 MXN (~$1,100 USD), bringing the total to $277,000 MXN.

A main breaker costs roughly $14,500 to $23,000 MXN installed. The low end is the written quote; the high end is what it costs once a breaker has already failed and the burned cable has to be replaced too, as happened with Módulo 3 in September. With the fund close to its goal, the board authorized replacing the remaining breakers in September, module by module, starting with the ones showing the most damage. Every house on a module is notified before its power is cut.

Where your contribution goes

The full project cost was approved by the board on May 13, 2026. Here is the line-by-line breakdown so you can see exactly what we are funding.

  • Interior breakers (12 across 6 módulos)
    $172,935 MXN exact, rounded up to $173,000. Bills all 12 to recover the $13,877.50 already paid in March for the one emergency repair.

    6 × $14,000 MXN. Five of the six housings are already rebuilt by association staff with operating funds, which this fund reimburses; the Módulo 4 housing is the one remaining. They protect the new breakers from the weather and extend their service life.
